Development Services:   We are one of the few firms that can undertake all types of development services, including highest and best use determinations, land use mix and sizing, entitlement analysis and processing, subdivision improvement bond analysis, cost to complete estimates, financial analysis and all other facets of the development industry.

Market Area Analysis:   We are skilled in undertaking necessary market area analysis through analyzing historical and current market data, including economic and demographic trends, as well as specific comparable property and product studies by conducting our own research.

Feasibility Studies:    Our feasibility studies include valuation analysis with related cash flow projections incorporating revenue and cost assumptions on a leveraged and unleveraged basis.  We are capable of providing master developer cast flows for master planned communities as well as residual land value analysis for the merchant builder.

Entitlement Feasibility:   We will undertake all aspects of a thorough analysis and inspection of entitlements, including the preservation of entitlements at risk, as well as processing entitlements which benefit the economic value of the property. 

Property Management:   Any management requirements that are deemed necessary to protect the integrity of the property will be undertaken as desired.

Construction:  We can provide any level of onsite and offsite construction, completion of homes and retail sales of homes. We are fully licensed and insured to do so. 

Acquisiton and Disposition:  BCLG has strong relationships with well known developers, merchant builders and financial institutions in connection with the acquisition and disposition of land.  Due to the depth of these existing relationships, BCLG is able to meet face to face with decision makers.  BCLG is a California licensed real estate broker. 

Assessment District, CFD Bond Analysis:  In depth risk and financial exposure analysis under assessment districts and community facility districts (CFD�s).
